Why Property Registration is Important
Property registration is a legally mandatory step in any real estate transaction in India. Under the Registration Act, 1908, any property transaction involving immovable property must be registered with the Sub-Registrar's Office. Until registration is complete, the transfer of ownership is not legally recognised — even if you have paid in full.
Step-by-Step Property Registration Process in UP
- Prepare the Sale Deed — The sale deed is the primary legal document transferring ownership. It must be drafted by a licensed advocate or approved deed writer and printed on stamp paper of the correct value.
- Calculate and Pay Stamp Duty — Stamp duty must be paid before registration. In Uttar Pradesh, the rate is 7% of the circle rate or market value (whichever is higher) for male buyers, and 6% for female buyers.
- Book an Appointment — Book a slot at the Sub-Registrar's Office (SRO) nearest to the property. For Barsana-area properties, the SRO is typically at Mathura or Kosi Kalan.
- Visit the SRO — Both buyer and seller must be present with original documents, two witnesses, and valid ID proof.
- Biometric Verification — Both parties undergo fingerprint and photo verification at the SRO counter.
- Document Submission and Registration — The sub-registrar verifies and registers the deed. The registered copy is issued within 1–7 working days.

- Sale deed (original + 2 photocopies)
- Identity proof — Aadhaar card and PAN card (mandatory for transactions above ₹50,000)
- Address proof of buyer and seller
- Property tax receipts (latest)
- Encumbrance Certificate (EC) — confirms property is free from loans or mortgage
- NOC from housing society or developer (if applicable)
- Passport-size photographs of buyer and seller
- Circle rate certificate from the tehsil office
Stamp Duty and Registration Fee in UP (2026)
Male buyer: 7% stamp duty + 1% registration fee = 8% total
Female buyer: 6% stamp duty + 1% registration fee = 7% total
Joint (male + female): 6.5% stamp duty + 1% registration fee = 7.5% total
Rates are applied on the circle rate value or actual market value, whichever is higher.
Online Registration via IGRS UP Portal
The UP government's IGRS portal (igrsup.gov.in) allows buyers to:
- Search property market value and calculate stamp duty online
- Book appointment at the Sub-Registrar's Office
- Pay stamp duty via e-challan (online payment)
- Download registered documents after registration is complete
Common Mistakes to Avoid
- Using outdated circle rates — Always check the current circle rate from the tehsil or IGRS portal before paying stamp duty
- Skipping the Encumbrance Certificate — Always get an EC going back at least 13 years to check for any loans or disputes on the property
- Delaying registration — The sale deed must be registered within 4 months of execution, or a late fee and penalty apply
- Ignoring mutation — After registration, apply for mutation (Namantaran) at the Tehsil to update revenue records in your name
